Rental Agreement

Thank you for choosing to spend your time with us. Everyone’s satisfaction is important. Please read and follow the rules below. These are in place to ensure everyone has a safe and stress-less stay.

PAYMENT POLICY

• Payment is due upon arrival.
• Cash, card or check are acceptable payment options. Identification is required for check and credit card payments
• We do not accept PayPal, Venmo, Zelle etc. for payment.

Monthly

• Monthly rate will be prorated if pulling in after the 15th of the month.
• Payment is due at the first of each month.
• If departing early the rate will be converted to a nightly or weekly rate. Anything past the 20th will be charged as a monthly rate.
• $500/month Cash or Check.
• 574.60/month Credit Card.

Weekly

• Weekly payment is due at the beginning of each week.
• $175/week Cash or Check.
• $201.11/week Credit Card.

NIGHTLY

• Nightly payment due upon arrival.
• $35/night Cash or Check.
• $40.22/night Credit Card.

RV POLICY

• RV must be in good condition.
• RV shall function as it was originally designed.
• RV shall be free of dirt and grime.
• Doors, windows, panels, awnings shall be intact and free of tape.
• Portable AC units shall not be used unless approved by management. These have caused problems with overloading RV plugs. Any damages done due to overloading will be charged back to RV owner.
• Tarps are not permitted on RV’s.

RV SITE POLICY

• RV site shall be kept clean and free of clutter at all times.
• Cigarette butts shall be thrown in the trash and not on park ground.
• Trash shall not be stored outside of camper.
• No major repairs to RV or vehicles shall be done on RV park premises unless otherwise approved by management.
• Power cord, garden hose and sewer lines need to be attached correctly. Leaking hoses need to be replaced IMMEDIATELY.
• Permanent structures shall not be installed on RV park property.
• Maximum of two flowering plants allowed. Must be in flower pot. Planter boxers are not allowed.
• Site must not be used as a permanent residence.
• Maximum of two vehicles per site. Vehicles shall be parked in your site only. Vehicles shall not block driveway or neighbors site.
• No wood burning fire pits allowed near RV sites. Only propane fire pits allowed near camping sites.

RV PARK GROUNDS POLICY

• Do not drive or park vehicles on lawn.
• Do not throw or burn trash in fire pit.
• Children shall be accompanied by an adult at all times.
• No fireworks to be used on park property unless approved by management.
• Quiet time 10PM-7AM
• No loud music
• Be respectful of your neighbor and other visitors in the park.
• Belligerent or threatening conduct toward visitors or management will not be tolerated.
• No swimming pools.
• No subleasing of park property allowed.
• Do not tamper with any equipment including breaker boxes, plumbing, lighting or other campers belongings.

PET POLICY

• Pets must be on a leash at all times and must be controlled by owner.
• Pets are not allowed to be tied to RV or RV park property.
• Pets shall not be left unattended outdoors.
• Any viscous or uncontrollable pet will be asked to leave RV park.
• Pets droppings must be disposed of immediately.
• Pet owner is responsible for any injury or damages committed by the pet.

LAUNDRY ROOM POLICY

• Do not wash or dry any bulky items. This will damage machines. For example, dog beds, rugs and pillows.
• Clean up behind yourself. This includes spilt detergent, drier sheets, lent and pet hair.
• Do not leave personal belongings in laundry room. Baskets, detergent, clothing etc.
• Do not leave laundry in machines longer than needed. Remove items in a timely manner. There may be someone needing a machine after you.
• Inspect machines after you’re done, please remove any items that may inconvenience the person behind you. For example, lent and pet hair from driers.
• Do not was heavily soiled clothing.

Swampman RV Paradise is not liable for any damage to renters property, accidents, injuries or death to persons on RV park premises.
